Visitor and Realtor Information

As the warmer weather begins, there are many residents who may be considering either selling or renting out their homes or other properties.  We ask that you please keep the following guidance in mind.

By the Governor’s Directive; Travelers, interested home buyers, and renters should remember that any person coming to Connecticut by any mode of transportation for any reason is strongly urged to self quarantine for 14 days.

Additionally,  please note that short term rentals of 31 days or less, for vacation or leisure purposes, are not permitted at this time.

Gov. Ned Lamont has issued a number of Executive Orders including “Stay Safe, Stay Home” that directed all nonessential businesses and not-for-profit entities to prohibit all in-person functions if possible. The order excludes essential business, such as health care, food service, law enforcement and similar critical services.  The order recommended that people maintain social distancing, limit outdoor recreational activities to non-contact and limit the use of public transportation, among other items.

As a reminder, the latest guidance—which remains in effect until May 20, 2020 unless otherwise modified—includes:

  • Stay Safe, Stay Home: The Governor signed an executive order directing Connecticut residents to “Stay Safe, Stay Home.” It directs all nonessential businesses statewide to prohibit in-person functions and recommends residents stay home.
  • Gatherings: All social and recreational gatherings of more than 5 people are prohibited. This includes things such as sports, parades, concerts, festivals, live performances, and conventions.
  • Food establishments: Restaurants and bars that serve food are required to provide take-out and delivery services for off-premise consumption only.
  • Retail establishments: Stores that are permitted to stay open under the “Stay Safe, Stay Home” executive order must follow “Safe Store Rules.”
  • Gyms, movie theaters, hair and nail salons: All gyms, fitness centers, and similar sports venues; theaters and cinemas; and hair salons, barbershops, nail salons, spas, and tattoo parlors are closed.
  • Travelers: Any person coming into Connecticut by any mode of transportation for any reason is strongly urged to self-quarantine for 14 days.

If you must leave home:

  • Wear cloth face coverings or higher level of protection in public wherever close contact is unavoidable.
  • Do not travel in groups—groups must be limited to workers providing essential services;
  • Keep at least six feet away from others whenever possible; young people should also practice social distancing and avoid contact with vulnerable populations;
  • Limit outdoor recreational activities to non-contact and avoid activities where you come in close contact with other people;
  • Limit use of public transportation to when absolutely necessary and limit potential exposure by spacing out at least six feet from other riders;
  • Use precautionary sanitizer practices such as using soap and water, hand sanitizer, or isopropyl alcohol wipes.

  • Avoid in-person activities and showings as much as possible and limit the number of people involved to only those most essential. Avoid driving in car with clients. Use face mask or cloth face coverings and gloves. Clients should as well, provided that it is safe to do so. Utilize technology and virtual tours of homes and provide a more in-depth glimpse of the property as much as possible.
  • When showing a home, clean and disinfect high-touch areas, like counter tops and doorknobs, and leave lights on and doors, closets, drapery, and cabinets open to limit what visitors need to touch. Consider putting a sign on the front door requesting people viewing the home to take off their shoes. Make hand sanitizer and soap available with signs encouraging hand-washing.
  • If using a lock-box be sure to disinfect the key, the box, and the doorknob.
  • Once the showing is over, clean and disinfect thoroughly to lower your exposure risk to whatever the buyers may have brought in with them.
  • Home sellers usually have to allow the home buyer’s inspectors and appraisers into their homes before the real estate deal can go forward. But, with social distancing orders, many inspections and appraisals can be done with minimal contact.
  • There is extensive guidance for avoiding the spread of the virus and cleaning. But remember, if anyone is experiencing symptoms or it is known that anyone sheltering in a property has the virus or symptoms, do not enter the property.

CDC Cleaning Guidelines:

  • Daily cleaning and disinfecting high-touch surfaces household common areas (e.g. tables, hard-backed chairs, doorknobs, light switches, remotes, drawer handles, desks, toilets, sinks, keyboards, cellphones). If surfaces are dirty, they should be cleaned using a detergent or soap and water prior to disinfection.
  • For disinfection, diluted household bleach solutions, alcohol solutions with at least 70% alcohol, and most common EPA-registered household disinfectants should be effective. Diluted household bleach solutions can be used if appropriate for the surface. Follow manufacturer’s instructions for application and proper ventilation. Check to ensure the product is not past its expiration date. Never mix household bleach with ammonia or any other cleanser. Unexpired household bleach will be effective against coronaviruses when properly diluted. Prepare a bleach solution by mixing: 5 tablespoons (1/3rd cup) bleach per gallon of water or 4 teaspoons bleach per quart of water.
  • If soap and water are not available, the Centers of Disease Control recommends using an alcohol-based hand sanitizer that contains at least 60% alcohol.

Again, new home owners or renters from outside of Connecticut should be reminded that they should self-quarantine for 14 days and that that short term rentals of 31 days or less, for vacation or leisure purposes, are not permitted at this time.  Working together and practicing these practical guidelines, we can help to prevent the spread of disease.
